The apartment complex in Għaxaq is a large-scale affordable housing development designed with a strong emphasis on structural efficiency, value engineering, and cost-effective construction. The development comprises three basement levels, which provide extensive underground parking and ancillary facilities, supporting a five-storey structure above. With a site area of approximately 3,000 m², the project presented significant structural and planning challenges due to its scale, high density, and extensive floor area. A transfer slab was incorporated to accommodate the different layouts and loading requirements between the lower and upper levels, requiring careful consideration of load distribution and structural continuity. Finite Element analysis was undertaken to accurately assess the behaviour of the structure, particularly in areas subjected to complex load paths and concentrated forces. Given the affordable housing nature of the project, particular attention was placed on achieving an efficient structural solution while maintaining the required levels of safety, durability, and functionality. Value engineering played an important role throughout the design process, with the structural system optimised to reduce unnecessary material use, simplify construction, and improve overall project efficiency. The resulting design provides a robust and economical structural solution capable of supporting the development’s substantial floor area while meeting the architectural and functional requirements of a high-density residential complex.
